Bellway has acquired land in Trimley St Martin where it plans to build 132 new homes, create a community green space and provide land for a new primary school.

The housebuilder has signed an agreement to pay more than £700,000 towards infrastructure, as well as £500,000 through the Community Infrastructure Levy. Bellway will also provide affordable homes, open spaces and the school site on land off High Road near Reeve Lodge.

The land has outline planning consent and Bellway has now submitted a reserved matters planning application to East Suffolk Council.

Phil Standen, Managing Director for Bellway Essex, said: "This development will provide a wide range of homes, from one to four bedrooms, to meet the needs of people seeking a new home in Trimley St Martin.

"We intend to create an attractive new community with green spaces, new trees and enhanced wildlife habitats.

"The provision of land for a new primary school will help to support the sustainable growth of the village.

"The land we have purchased sits either side of Gun Lane. The area to the south is to be kept as a natural green space, open to all, with a community orchard, wildlife trail and seating areas.

"Our detailed plans have been developed over many months, in consultation with the local authority's planning team. We are confident they deliver benefits for the whole community and look forward to receiving feedback during the planning process."

Bellway's plans include solar PV panels, electric car charging points and cycle storage for every home. There would be 46 affordable homes, of which 23 would be available for affordable rent, 11 for shared ownership and 12 for sale through the Government's First Homes initiative.

The homes for private sale would range from two to four bedrooms, while the affordable homes would be one, two, three and four-bedroom properties.

Green spaces and corridors would be spread around the development and more than 100 new trees would be planted.

Planning contributions include almost £400,000 towards early years and primary education, plus £129,000 for a temporary classroom, in addition to the school land. Bellway will also pay £36,000 towards a new cycle scheme for Garrison Lane and £100,000 towards passenger transport.

Bellway Essex is currently building new homes across Suffolk and Essex, including nearby at Ridley's Orchard in Ipswich, Lockwood Place in Bramford, Bourne View in Wherstead and Eve Meadows in Haughley.
