Price slashed to sell Felixstowe hotel and bar

The price of buying an empty Felixstowe hotel and pub has been slashed by £55,000 to attract fresh interest.

The Dolphin Hotel in Beach Road is back on the market for £495k after being offered by owners Admiral Taverns for £550,000 last year.

With 13 letting rooms, the Dolphin has previously been used as a hotel and bar and boasts a patio area and a large car park.

There is an owner's flat but the The Dolphin is being sold with vacant possession on a freehold basis.

The Dolphin Hotel is a few minutes walk to the seafront, with its popular Beach Street area, amusements and pier.

According to the sales material, the bar is serviced by a traditional semi circular servery providing seating for approximately 20 patrons with a further seven sat at the bar.

The second of these areas is currently used as for dining providing seating for approximately 20 patrons.

There is also a second bar area/games room. This room has a raised platform to one side. This area currently provides seating for 15 patrons with a further 10 sat at the bar. Offset is a further seating area with bench and table seating. The commercial kitchen is fully equipped and there is a basement cellar below.

The Dolphin Hotel benefits from a range of double and single bedrooms, with two of the bedrooms having en-suite shower room and another one a small family room with en-suite, although guests share shower room, bathroom and separate WC facilities.

The private owner's flat comprises a double bedroom, single, bathroom, office, storage room and laundry room.

The property is not listed, nor situated within a Conservation Area and buyers can check East Suffolk Council for change of use.
